1
Rental agreement

1.1
The rental agreement is directly concluded with the house-owners, at the previously price arranged between the owner and the tenant.
1.2
In order to reserve the house, we require a deposit payment equal to the 30% of the arranged amount, it can be sent by postal order or bank transfer within a week by the agreement day. Once the deadline has expired, the reservation will not be accepted.
1.3

The balance has to be paid during the house key delivery.

Security deposit

At the key delivery moment, the client will leave a deposit that will be given back at the end of the stay. It is understood that damages caused by the client to the house or to things in it, will be paid keeping the money from the security deposit, reserving the right of the compensation for any big damage.

Arrival and departure
3.1
The house keys will be delivered in the previously arranged place and time.
3.2

The client has to communicate every possible delay. In case of significant delays without advance notice, the client will pay a 20,00€ extra cost.

Client's obligation
4.1
It is forbidden to lodge a higher number of people than the one recommended in the reservation confirm. The breach of this obligation will establish a penalty payment equal to the 25% of the whole price related to the house for each exceeding person.
4.2
The client is obliged to use the house gently, to not cause injury to the house, to its property, connected premises and goods.

 

4.3
The client is obliged to turn over the house keys, respecting a previous agreement.
4.4
It is forbidden to reproduce or give to third parties the house keys. The loss of the keys will involve a payment equal to the price of a new lock and of 4 new key copies.

 

4.5
The client is obliged to observe the security measures for all the stay, in order to prevent the entry of strangers in the house. It is understood that, in case of failure to act this obligation, the client will be responsible for possible damages to the house and to the goods in it.
4.6
Possible abnormalities have to be be pointed out by the client at the took possession of the house, after which, the owner does not accept responsibility; the house is delivered neat and clean and must be returned in the same condition.
4.7
Without the expressed permission, is strictly forbidden to lodge animals of any species in the house.
4.8

During the stay, the house-owner can view the house without advance notice.

The breach of any obligation will involve the termination of the contract with the immediate move out and the loss of the paid-up shares.

Consumes
6.1

Energy consumptions are not included in the rental price. They will be calculated with a prior meter examination, at the begin and the end of the stay, with a payment of 0,40€ for every consumed kWh.

6.2

Unless previous arrangement, the costs of water and gas consume, the use of table clothes and dish towels are included in the price.
Cradles and additional bed are rentable. 

 

7
Responsibilities

The house-owner is not responsible for any possible accidental injuries of the people in the house.

Final Cleaning

Cleaning costs shall be bornedby the client and their amount is 100,00€. In addition the client is obliged to return the bedrooms, the toilet, the living room, the kitchen, the oven, the stove etc perfectly neat and clean, otherwise 35€ will be paid for every messed up area. See section 4.6.

Forum:The Cagliari's Forum will be responsible for every possible dispute.

Both parties must accept the above-mentioned terms and conditions, every possible exemption is valid only if written down and accepted.
